About this place

One bright room over the kora, a shared roof with the Himalaya and the prayer flags

A converted top floor in a family building, done up with a carpenter from the ward and a lot of IKEA, which is the honest truth of it. One room with a good bed, a small kitchen, a desk by the window and a terrace you will end up living on.

Boudha is the right base if you want to smell butter lamps before breakfast: Tibetan bakeries, momo places, thangka studios, and the stupa's circling crowd of prostrating pilgrims. Kathmandu's best thing is that it is loud and dusty and completely unbothered; this is the corner of it that works for that.

Kathmandu's winter mornings are poor (AQI 150–220 Nov–Jan). There's a N95 drawer and the roof is better than the street. Tenzi will tell you honestly which weeks are bad.

Municipal + tank, filtered at the tap. Still don't drink from the tap — bottled/refill station downstairs, NPR 30/L.

1,385 m. If you fly in from Delhi and trek to 3,000 the next day, you will feel it. Use this as a two-night buffer.

Getting there

  • Airport10 km; 25–60 min depending on the Ring Road. NPR 1,400 meter, or Tenzi's jeep for 1,200 with a sign that doesn't have your name but does have your flight.
  • From Thamel25–50 min across; the 05 loop bus takes 55 min and NPR 20 and is more fun.
  • Getting aroundPathao or InDrive for short hops; walk the kora at dawn, it's the only traffic that moves you.

Worked remotely for a month. Two ISPs, real desk, blackout curtains, and the roof at 06:00 during the kora. Tenzi fixed my SIM, my visa extension question and my expectation about Kathmandu dust in one afternoon. The stairs are the price you pay for the view; don't kid yourself.

Stayed during a family visit; clean, well-lit, and 60 Mbps is honest. Two things: the neighbours' prayer bells are real, and the hot water is a shared tank so plan evenings. Roof with the Langtang line in February is what you're actually paying for.

Things to know

House rules

  • No parties; the roof closes at 22:30 (the neighbours keep prayer rooms).
  • Please walk the kora respectfully: clockwise, don't step over people prostrating, ask before photographing.
  • Shoes off inside; the terrace is fine.
  • Recycling: the blue bag is for the scrap collector who comes at 08:00 Tuesday, the black for the municipality.
  • Checkout can slide to 13:00 if the next guest hasn't arrived — message Tenzi instead of panicking.
