About this place

Three guest rooms in a 1840s brick townhouse, carved windows, courtyard breakfast

Naya Bhāvanā is a family house, not a hotel. Sunita's grandfather built it; her father rebuilt the upper floor after the 2015 earthquake with a hidden steel ring beam, and Sunita added the bathrooms, the fibre line and a very serious espresso machine.

There are three guest rooms off a brick courtyard where breakfast is served under a tulsi plant and a lemon tree. The carved windows are original — they are protected heritage, so please don't lean on the struts. In the evening someone is usually on the roof flying a kite, sorting lentils, or explaining the difference between Patan and Kathmandu Durbar Square.

  • From Kathmandu10 min across the New Road bridge. Walk it if the traffic is deadlocked — 25 min from Ason.
  • Last stretchCars stop at the end of the gali; it's a 90-second walk over brick with a step or two. Luggage help available.

Sunita met us at the end of the gali with a torch, took our bags, and had dal bhat going at 22:00 because our flight from Delhi slipped. The room is better than the photos and the roof is the best place in the valley for an hour at dawn. I have stayed in a lot of heritage houses; this one has actual people living in it, which is the whole point.

हामी दम्पतीका लागि शान्त वीकएन्ड। Biographical note — the Newari breakfast alone is worth the rate. Didi explained every carved window and the museum entry was free on our second day because of her call. Rooms are warm with the heater, hot water is unlimited, and the courtyard at 06:40 is the best thing in Kathmandu.

Beautiful house, kind hosts, one caveat for light sleepers: the temple bells at 06:00 and the street below are part of the deal. Bring earplugs if you're like my husband. The roof with Tihar lights was worth staying during the festival week — we will never see that again anywhere.

House rules

  • Shoes off at the courtyard door — there are slippers in each room.
  • Please don't photograph the family shrine (the puja bāya) or the women at the tulsi without asking.
  • Quiet after 22:00; the old walls carry sound and the neighbours rise at 05:30.
  • No smoking inside; the roof is fine.
  • If you break the clay water pot, just tell us — it is replaceable, the brickwork is not.
